Tenant Safety and Keyless Egress

Edinburgh district council has some of the strictest safety requirements of any Scottish district council. A property occupied by 3 or more unrelated people it is classed as a House in Multiple Occupancy and must comply with the councils regulations to obtain an HMO licence.

Regarding locks, Landlords properties must provide “keyless egress” not only from the final exit main door but also bedroom doors if they are lockable. The reason for this is in case of fire, each tenant should be able to exit the property without fumbling for keys.

The most effect way to achieve this is to replace any existing deadlock with one which can accommodate a Key & Turn euro or Oval cylinder. Similar to the one shown below/opposite. The most cost effective way to make bedrooms compliant is to fit a traditional night-latch.
